How It's Calculated
Your capital gain is calculated as sale amount minus cost basis.
In Canada, only 50% of capital gains are included as taxable income (the inclusion rate).
Federal and provincial taxes are calculated using marginal tax brackets — each portion of your taxable gain is taxed at the rate for that bracket, not a single flat rate.
If your sale is less than your cost basis, you have a capital loss, which can offset other capital gains.
